I Love It When A Plan Comes Together.

"I love it when a plan comes together."

As a kid I enjoyed watching the TV show "The A Team".  It was action-packed and featured one of the coolest vans ever.

At the end of every show after The A Team saved the day again, their leader, John "Hannibal" Smith, would say "I love it when a plan comes together".

While I don't have a cool van, when it comes to helping someone sell their home, I do love it when a plan comes together.  Selling a home the right way consistently with superior results (anyone can get lucky every now and then) takes a plan.

After 14 years of running my real estate business and being blessed to sell hundreds of homes, I've learned through successes that there's a right way to sell a property and through failures, there's a wrong way.  This is the foundation of my documented approach or my "plan".

With a lot of help, I collaborated with top agents across the country to document this approach in my book, "The Value-Driven Approach To Sell Real Estate".  The big question with this documented approach is, does it actually work?

Thankfully my awesome Client Care Coordinator, Marlene, tracks our numbers every month.  She sent the latest numbers to me today.  The average list to sell ratio (what a property actually sells for compared to what it was listed for) for our market is 94.4%.  The average for my listings is 98.8%.  The average days on market for my listings is 43 days less than the average for our market.

ALL THE CREDIT for these results goes to the sellers that I'm blessed to work with.  THEY deserve the credit for being willing to follow the plan and for putting in the work required to get superior results.

Earlier this week we closed on George and Grace Ann's home that I helped them purchase 7 years ago.  Through extremely wise planning, George and Grace Ann set a goal of selling their home to live out their dream of moving to the mountains.  

George and Grace Ann followed and executed our plan PERFECTLY.  They could've rushed to get on the market with some quick photos and a sign in the yard, but they were so much smarter than that.  

They were strategically patient.  They met with my stager.  They waited to schedule an appointment with my professional photographer until they had everything done on their staging list.  Was it worth it?  They went under contract in 6 days for 99.56% of their list price which was the highest sold price in their neighborhood in the past 7 years.  Now they're experiencing their dream of living in the mountains and enjoying mountain life together.

Like I said, I love it when a plan comes together.
